What Types of Tree Survey Are Available in Caldecott?
Three tree survey types serve Caldecott: the Tree Condition Report for general health assessment, the Mortgage Tree Report for lender requirements, and the BS5837 survey for planning applications.
Tree Condition Reports (TCR)
A Tree Condition Report assesses the health, structure and stability of trees on a property, without reference to development plans. Homeowners, landlords and insurers request this report to identify hazards and recommend maintenance work.
Mortgage Tree Reports (MTR)
A Mortgage Tree Report becomes required when a property valuation flags trees near the building during a purchase or remortgage. The report format meets the requirements set by major UK mortgage lenders.
BS5837 Tree Surveys
A BS5837 survey categorises every tree on site into one of four grades, sets root protection areas and produces a tree constraints plan. This plan supports planning applications submitted to Rutland Council.
